To sell your home in today's market, ones home must be accessible. I recently had customers who were interested in an upscale home. The Sellers insisted the listing agent accompany all showings. Since the listing agent was forced to take on a weekly paycheck job due to our economy, the home has been very difficult to show with conflicting schedules. Needless to say, my Buyers decided the Sellers of this home must not be too serious about obtaining a sale. Consequently, they are looking at a huge selection of other comparable homes. The Sellers also were overpriced in today's market. Unfortunately, if you seriously want to sell your home, you must price it to be competitive in today's market. It will be at least 5-7 years before the market will come close to returning our home values to what they were in 2004. This is just a fact...like it or not. To obtain current home sales in your area, sales information may be found on Realtor.com homepage. Go to "Find Home Values". Another way to obtain a good marketable price for your home is to call your local Realtor. Most Realtors will produce a Comparable Market Analysis, also known as a CMA at no charge. When your home is shown, remember to open the blinds to make it light and bright, clean up the kitchen dishes, and pick up any dirty laundry. If a home looks well maintained, it will keep the Buyers interest. When the home is untidy and clearly needs work, your Buyers will be more apt to give you a "lowball" offer.
